His work as a real estate attorney spans lending, acquisitions, sales and leasing on Long Island and the New York metropolitan area, representing private clients, national institutional clients, and investors.

Vozza also has substantial experience working with banks and private lenders in connections with property acquisitions, loan workouts, construction lending, and refinancing. He also assists clients in the selection of proper entity for real estate investments including joint ventures, partnerships, corporations, and limited liability companies.

In 2019, Vozza said he sees commercial real estate investors staying close to their core investment strategies and align their risks to balance diversifying their portfolios. “Business owners looking to invest in commercial property need to prioritize the tenant experience by advancing technology throughout the tenant life cycle,” he said. “Investors need to continue to build out rental space serving multipurpose technology needs, providing new tenants the ability to plug in immediately and reduce custom build out time before occupying commercial space.”

“We are going to see a revamping of the larger retail spaces currently vacant – these spaces are going to be anchored by companies that are changing the nature of work and tenant preferences,” Vozza said. “As a result, I see a trend toward flexible leases filling these rental units.”

Vozza is also an experienced litigator, handling a wide variety of litigation matters including criminal defense, real estate litigation, land – lord – tenant proceedings, mortgage foreclosure, and commercial litigation for institutional and private lenders. His diverse legal background enables him to work with real estate and corporate clients, including individuals and entities of all sizes, in the negotiation and drafting of corporate governance documents, corporate contracts including vendor, nondisclosure, and outsourcing agreements, and strategic business planning. Vozza’s background as a Special Prosecutor for the Incorporated Village of Hempstead shapes his approach when defending clients in criminal matters and gives him a unique insight when questioning police officers and other witnesses, negotiation plea agreements, and analyzing evidence presented at trial.

Vozza earned his juris doctor from Brooklyn Law School and a bachelor’s degree from the University of Massachusetts. He is admitted to practice in New York and before the U.S. District Court, Eastern District of New York. He is a member of the Suffolk County Bar Association and Columbian Lawyers’ Association of Nassau County.
